How to use Kattu Planner

Quick start (3 steps)

Plot & shape

• Setbacks — the open margins the law requires on each side; the dashed blue box is the buildable envelope.
• Corner cut (L-shape) — for an L-shaped plot, choose a corner and its width/depth. The house is placed in the largest rectangle that avoids the cut.

Building options

• Type — Stilt + floors: ground is car parking + garden + a small room; homes sit on the floors above. Duplex: a two-level single home.
• Floors above ground — 1, 2 or 3 residential floors (stilt type).
• Lift — Auto adds one when it's advisable (3+ levels) or mandatory (building height above 15 m) and a real ~1.7 × 2.0 m shaft fits. The Lift feasibility box explains the verdict.
• The stair & lift sit in a fixed core that stays aligned on every floor.

Floors & rooms (per-floor customization)

• Under Floors & rooms each floor has a card. Pick a purpose preset (e.g. ground = Parking + 1BHK rental, first = 3BHK family, second = Guest + games + terrace) or build it yourself with + Add room and the × on each room chip.
• Rooms include modern ones: studio, game room, home bar, home theatre, gym, home office, walk-in wardrobe, open kitchen, deck/balcony, servant room, terrace garden.
• Untick “Same layout on all residential floors” to make every floor different. The stair/lift core and the column grid stay aligned on all floors automatically.
• ✨ Generate all floors re-solves everything; the 🔀 on a card re-generates just that floor.
• Solver — leave on In-browser (instant, offline). Server uses the optional OR-Tools service if deployed; it falls back automatically.
• The Floors overview panel (right) shows each floor's score — click to view that floor.

Views (tabs above the drawing)

• 📐 Plan — the floor plan with room sizes, doors (arcs) and windows (blue), a north arrow and the entrance.
• 🏢 Section — the building in elevation: floors stacked, stilt parking, stair, lift shaft, roof tank and total height.
• 🧊 3D — an isometric massing model: floors stacked to real heights, open stilt with columns, compound wall + gate, windows, parapet + water tank, and the setback gaps around the building. The floor you pick in the tabs is highlighted; others are ghosted.
• ✋ Resize (drag) — drag the blue wall handles to make rooms bigger/smaller (no typing); the layout stays gap-free automatically. Works on the residential/duplex floors.

Cost & quantities

• Cost estimate — an all-in range (never a single fake number) from the built-up area × your chosen quality band, dated to today.
• Bill of quantities — cement, steel, sand, aggregate, bricks. Set the sand rate to your local price — it's the most volatile input.
• Item-rate estimate — 12 editable ₹/ft² line items for a more precise, self-tuned total.

Scoring & Vastu

Each layout gets a 0–100 score for meeting room-size minimums & clear widths, sensible proportions, buildable structural spans, daylight & ventilation (every habitable room needs an external wall), good adjacency (kitchen by dining, toilets away from kitchen/pooja, bedrooms away from the door), staying within coverage, and — if enabled — Vastu zone placement with the Brahmasthan kept open (each room's compass zone is shown). Rooms below the recommended minimum area turn red. The Building summary also runs an indicative Karnataka/AP bylaw check (setbacks, FAR, coverage, height, parking) driven by your chosen state & road width.

Saving & exporting

• Save / Load — keeps your inputs in this browser (nothing leaves your device).
• SVG / PNG — image of the current view. DXF — opens in CAD (AutoCAD, LibreCAD…). Print — print the drawing.
